DO I NEED A VLS AGENT?
Absolutely not!
We can show and write offers on VLS homes too. There is a ton of misinformation on social media and youtube channels about this and we want to put an end to it.
We can schedule, show and write an offer on a VLS home. Sellers who list their home on the VLS have chosen to pay the VLS agent only. The VLS agents never represent buyers and will claim you aren't paying commission when you buy from them. This is 100% not true since you are bringing the cash to the table.
I recently received a call from a new client who was shown a property by the VLS Agent and they were told there is NO negotiation on existing or new homes. None... Nada. The price is what it is. Remember, they only represent the seller, not YOU, so what else would you expect them to say?
Do you believe you'll get the BEST PRICE on a home listed with the VLS if they don't represesnt you??
Buyer representation is not only important when it comes to writing offers, working out repair details from inspections, getting you to closing etc... It's really important when things go awry and you are left with a VLS Agent who's only job is to protect the seller?
